Panama City Beach condos and vacation rentals

Condos on the beach are rented out by their owners or by rental managers, and the rules mostly come from them; a few owners' associations publish their own. Expect a minimum age of 25 for the renter and resort, parking, cleaning and damage-waiver fees on top of the rate. We list only complexes rated 8.5 or higher on Expedia, with at least 20 reviews.

Before you book

What renting a condo here involves

Each manager sets its own terms, sometimes different for each unit in the same tower. Read the house rules in the listing before you pay, especially if you're under 25, bring a dog or need more than one parking space.

For a few nights without a minimum stay, a hotel is often simpler.

Beachfront hotels

Minimum age: Sterling Breeze, Calypso and Ocean Villa want the renter to be 25 or older. At Emerald Beach, Panhandle Getaways' unit pages say 21+, while its general rental policies ask for 25+ for groups that aren't families. At Gulf Crest, the one unit page we read (unit 0502) says 25+
Minimum stay: None of the five publishes a minimum number of nights
Fees on top: Resort or amenity fees ($50 at Sterling Breeze, $60 at Calypso, unpublished at Ocean Villa), parking ($25 per stay at Ocean Villa and $26.50 at Gulf Crest, per Expedia), wristbands, mandatory damage waivers, cleaning and reservation fees. Panhandle Getaways adds 3.5% on card payments
Pets: None of the five takes pets in the units offered; service animals are handled separately
Check-in: 4 pm at Sterling Breeze and Calypso, 3–5 pm at Gulf Crest and 6–7 pm at Ocean Villa (both per Expedia); check-out is 10 am at all four

Rules come from the source named in each entry; another owner in the same building can have different terms. "Not published" means we found no published rule; the manager may still have one. Areas follow the Visit Panama City Beach map; a building the map doesn't name, we placed between the landmarks it does.

Pier Park · 16701 Front Beach Road (per Expedia)

Sterling Breeze

On the sand west of Pier Park. The rules here come from Panhandle Getaways, which rents units in the building; other managers may set their own.

Pools: Seasonally heated Gulf-front pool and a beachfront hot tub
Age to rent: Renter 25+
Minimum stay: Depends on the unit, the manager and the dates; the booking calendar shows it
Pets: No pets
Fees and deposits: Amenity fee $50, paid to the resort on arrival, covers wristbands and parking for 1 vehicle; a second vehicle $50 more, 2 vehicles max; mandatory damage waiver fee, amount not published; 3.5% fee on card payments
Also: Check-in 4 pm (can slip to 6 pm), check-out 10 am; poolside wine bar and café with room service

Calypso Beach Resort

On the sand next to Pier Park. Tower 3 is across the street, with a covered skybridge to the beach. Fees and the age rule come from Panhandle Getaways' unit pages, and other managers may differ.

Pools: 2 Gulf-front pools, one heated year-round to 83°, with a poolside tiki bar; Tower 3 has its own pool area with hot tub and rentable cabanas
Age to rent: Renter 25+; students only by phone, each 21+ with ID at check-in and an extra damage deposit
Minimum stay: Depends on the unit, the manager and the dates; the booking calendar shows it
Pets: No pets in the units we checked; Expedia also says no pets
Fees and deposits: $60 resort fee collected after booking, includes one parking pass and wristbands (unit pages also list a $60 per-vehicle parking fee paid to the resort); extra parking passes cost extra, subject to availability; lost wristbands cost extra; mandatory non-refundable damage waiver, amount not published; cleaning and reservation fee by unit; 3.5% fee on card payments

On the sand in Open Sands. The rules cover the six units Panhandle Getaways rents (626, 634, 730, 1331, 2530, 2533); other managers in the complex may set their own.

Pools: 3 outdoor pools and a children's pool (per Expedia); one community pool heated seasonally; hot tub and sauna
Age to rent: Renter 21+ in all six units; the general rental policies require 25+ for non-family groups unless Panhandle Getaways agrees in writing

On the beach in Middle Beach, per Expedia. The rules come from Royal American Beach Getaways, which no longer lists units here and sends new bookings to emeraldcoastpcb.com, where the rules may differ.

Age to rent: Main renter 25+ and staying in the unit
Minimum stay: Depends on the unit, the manager and the dates; the booking calendar shows it
Pets: No pets; registered service animals allowed
Fees and deposits: Self parking $25 per stay (per Expedia); required resort fee, amount varies by property and length of stay; $95 non-refundable damage protection fee covering up to $1,500 of accidental damage (the manager's FAQ says $45); cleaning fee by unit size and season; 30% deposit plus tax to book; replacement fees for lost wristbands and parking passes

On the beach in Grand Lagoon, with its own beach access. The rules come from the condominium's website and booking site. The Expedia listing names no manager, so other owners may set other rules.

Fees and deposits: Self parking $26.50 per stay, limited spaces (per Expedia); the condominium's site lists assigned covered parking; other amounts not published

Before you pay

Check the unit, not just the complex

Each condo is owned and furnished separately, so two units in the same tower can be very different. Read the listing for these points:

Real beds, not just "sleeps 8". Count the bedrooms and see which beds are bunk beds, sofa beds or in a hallway nook.
Bathrooms and doors. How many bathrooms there are, and whether every bedroom has a door.
Which building and floor. In complexes with several towers, ask which one the unit is in and whether it faces the Gulf; at Calypso, Tower 3 is across the street.
Kitchen and laundry. Whether there's a full kitchen and a washer and dryer in the unit or only in the building.
Parking and wristbands. How many parking passes and pool wristbands come with the unit, and what extra ones cost.
The total. Rent, cleaning, damage waiver, resort or amenity fee, card fee and tax for your dates, and the renter's minimum age.

If the listing doesn't say, ask the manager in writing before you book.

Vacation rentals by area

Search Vrbo by area

Vrbo's area names don't all match the official map. For West End we use Laguna Beach, because Vrbo's "West Panama City Beach" reaches as far as Rosemary Beach on 30A. For Middle Beach we use Long Beach, which the tourism office calls the heart of Middle Beach.

Ask what's included before you sign: electricity, internet, parking and regular cleaning are often extra on long stays.
